5 Tips - Buying a Home In a Seller's Market with Peggy Jensen

1. Be Prepared with a Mortgage Pre-Approval

Arrange to get pre-approved for a mortgage with your Mortgage Specialist or Mortgage Broker.  Know what you can afford before you start your search  Your home search should include homes priced below what you are pre-approved for. The listing price is usually just the starting price. When it comes to a multiple offer situation, you need to know how high you can go offer, within your comfort zone.  I'd be happy to suggest some trusted mortgage brokers and mortgage specialists.  A pre-approval letter that is attached to your offer is very helpful, and gives the Seller confidence in choosing you.

 

2. Be Prepared to Compromise

You might have to compromise on your "must haves" vs. "like to have".    Broaden your search and keep options open for  neighbourhoods, house styles, lot sizes, updates etc.  

 

3. Be Prepared for a Long or Short Closing Date

To make an offer more attractive, Buyers are trying to accommodate a closing date set by the Seller.   If you are currently renting or living with family, be as adaptable as possible for a closing date.

 

4. Be Prepared to Act Quickly 

When a house comes on the market in your desired area or price range, you need to be prepared to move quickly in terms of viewing.   Complete any Buyer's documents with your realtor before you offer. Moving forward, your focus can be on the offer itself.   Listings are often on the market for 3-5 days to view before offers are reviewed.  Acting quickly is one key to sometimes being successful in this market. When a house comes on the market that is of interest,  I will set up a viewing quickly that also suits your schedule.  

 

5. Be Prepared to Negotiate

When multiple offers are present on a property, Sellers will usually accept the highest price but not always.  Other conditions such as closing dates can also make as big a difference.  We'll discuss a few other tips that can work in your favour!
