Everyone gives it their best shot to come as close as possible to the <em>actual<\/em>\u00a0price\u2026until one strategic player waits for their turn and says, \u201c$1.\u201d<\/p>\n<p>And sometimes, it wins\u2014not because it\u2019s the right price, but because it\u2019s just lower than everyone else. There\u2019s nothing wrong with doing it. It\u2019s totally within the rules. Look at the big picture.<\/p>\n<p>How does the new listing truly compare to yours in terms of condition, upgrades, and appeal? Are buyers responding to it in a meaningful way, or is it just getting attention because it\u2019s new and cheaper?<\/p>\n<p>Ask your agent to help you assess whether the other listing is shifting buyer behaviour or just adding some noise. It may warrant a wait-and-see approach\u2026 or it may justify a price adjustment down the line.
